Why verification matters

Most "AI-powered" proptech tools don't actually use AI. Marketing has outpaced reality by a wide margin, and the term has become so diluted that it's nearly meaningless on a product page.

This directory exists to separate signal from noise. Every company listed here has been evaluated against a consistent standard so you can trust that "AI" means something specific, not just a buzzword in a pitch deck.

How we decide what gets listed

Every company we evaluate falls into one of two outcomes:

Listed

A specific AI technique is described, tied to a specific product function, and documented in product materials. Examples: an LLM for lease abstraction, computer vision for scan-to-BIM, or predictive models for maintenance scheduling.

Not yet listed

AI is mentioned but the mechanism is too vague to confirm. We track these companies internally and revisit them as new evidence appears. Companies with no real AI behind the marketing claim are not listed.

What counts as evidence

What qualifies:

• A named ML task (e.g., classification, NLP, object detection)
• A specific model type or architecture referenced in product docs
• Product feature documentation that describes how AI is used in the workflow
• Technical blog posts or white papers detailing the approach

What doesn't qualify:

• Taglines like "AI-powered" or "intelligent" without further explanation
• "AI" in the company name alone
• Investor pitch language or press release boilerplate
• Vague references to "machine learning" with no described application

How we collect data

We scrape portfolio pages from leading proptech venture capital firms and compile a broad list of companies operating in the space. From there, we visit each company's website, review product pages, documentation, and technical content.

Every AI claim is evaluated against the criteria above. Every record is human-reviewed before it appears in the directory. We revisit listings periodically to catch changes in product offerings or new AI capabilities.
